A Building Survey carried out by a Chartered Building Surveyor is suitable for all types of residential and other types of property, normally carried out on behalf of prospective purchasers prior to making a commitment to purchase, but may also be applicable under other circumstances such as the refurbishment or re-development of existing property. It is a visual examination of the fabric of the building, with detailed report provided on the condition of structure, services, finishes and fittings of the building. Guidance notes for rectification of defects identified and future maintenance recommendations are included
It is important to be fully informed about the condition of a property, and costs of repair before purchase. This applies as much to commercial properties as to residential. Building Survey's are designed to provide the purchaser with detailed information on condition to allow a balanced judgement of the property’s condition and suitability to be made before purchase and before it is too late!
The Building Survey Report follows a structured format, it may include layout plans and photographs to facilitate
understanding of the report and will cover the following headings:
General Information including location, description and construction of the property, vehicular and
pedestrian access and other issues noted during the inspection
The type & condition of the major building & services elements based on a visual inspection of:
Roofs external and internal including accessible roof spaces etc
External construction and building envelope details including walls, doors & windows.
Internal construction details and finishes including walls, floors, doors & windows
Internal plumbing, sanitary fittings and drainage
External drains
Garden areas, boundary walls, garages, etc.
Services and central heating
Comments on the thermal efficiency of the structure and noise insulation.
Costing for essential repairs.
General maintenance notes.
Recommended specialist reports
Items for consideration by your solicitor

This is a technical report on a particular building issue such as cracked walls or dampness, we will carry out an in-depth investigation, usually to a similar level as a Building Survey but we will go deeper if required to determine the cause or source of the problem. The length and detail of the report will depend on the issues identified.

Architectural Services including:
We provide the full range of architectural services including the initial measured surveys of existing properties and site surveys for
new properties for both residential and commercial properties. This followed by the preparation of feasibility studies and sketch
designs providing the Client with a definitive and controlling role in the design process. Sketch designs and working drawings are
prepared using CAD to comply with Local Authority standards in order to attain Planning and Building Regulation Approvals.
Contract documentation including the preparation of Specifications & Schedules of Work, obtaining tenders from approved
contractors and a tender analysis report and recommendations. Following the appointment of the contractor, we undertake the role
of Contact Administrator as determined by the terms of the binding contract or the written terms of agreement.
Architectural Services are divided into phased work stages ie survey, feasibility and sketch design, working drawings, contract
documentation etc

size and type of the project and the Client's work stage requirements.
